Listed buildings

Listed buildings are important architecturally or historically. Protection of these buildings extends to the whole building, inside and outside, and to many structures within its grounds.

Listed buildings are graded as follows:

  • Grade I buildings are of exceptional interest.
  • Grade II* are particularly important buildings of more than special interest.
  • Grade II are of special interest, warranting every effort to preserve them. The majority of listed buildings in the District are Grade II.

Listed building consent

It is a requirement to apply for consent to alter, extend or demolish a listed building. Applications are considered against the South Derbyshire Local Plan and the associated supplementary planning document, Historic South Derbyshire. In addition, the National Planning Policy Framework and advice contained in its Planning Practice Guidance (PPG) are taken into account. It is sometimes necessary to obtain both listed building consent and planning permission.

Making a planning or listed building consent application

Planning and listed building consent application forms are usually submitted by appropriately qualified and experienced agents. Our Planning Practice Guidance (PPG) also provides detailed information on how to make an application. Specific guidance on applications for listed building consent is also available.

Any application will need to provide sufficient information to enable us to address the statutory considerations of the Planning (Listed Buildings and Conservation Areas) Act 1990 (in particular sections 16, 66 and 72) as well as satisfying the relevant policies within the National Planning Policy Framework and the Local Plan.

The PPG explains the information needed before we can validate an application. For all listed building consent applications, a Design and Access Statement must be submitted.
