Land deal enables new affordable housing in Newhall

25 new affordable homes providing a mix of two and three bed rented and shared ownership properties have been built on a previously land locked site at Orchard Street in Newhall.

The scheme is being delivered by Trent & Dove and has been made possible thanks to a land agreement with South Derbyshire District Council who owned the access road. It is being funded through Trent & Dove’s delivery partnership with Orbit, under Orbit’s strategic partnership with Homes England, meaning all the homes offered will be affordable. 

Orbit is one of the UK’s largest housing groups creating thriving communities within a growing portfolio of over 46,500 affordable and social rent homes throughout the Midlands, East and South of England. 

Charlie Riley, development director at Trent & Dove, said: “We’re delighted to see these new homes are nearly ready for handover. Thanks to the successful partnership working with South Derbyshire District Council and the delivery agreement we have with Orbit, the Newhall community will benefit from much-needed affordable homes.

“In addition, the scheme which has been built to high energy efficient standards, will enable residents to save money on their fuel bills and promote their enjoyment of the environment with the inclusion of bat boxes, birdboxes and hedgehog homes to encourage wildlife.”

The Strategic Housing Team negotiated the land deal and has secured five of the new homes to be offered for rent by the council to local people on its waiting list.  

All the rented homes will be allocated to people in need through the Council’s Housing Register.

Cllr Gordon Rhind, Chair of South Derbyshire District Council’s Housing and Community Services Committee said: “There is increasing demand for affordable housing in South Derbyshire and across the country.

“These homes will provide much needed affordable, energy efficient and spacious accommodation for people in housing need across the District.

“It’s fantastic that we have such a great relationship with our Registered Provider Partners to deliver this type of scheme that would not otherwise exist.”

The homes, built by Tricas, were part grant funded by Homes England. The Council is currently working with Pick Everard who will oversee the handover process in a few weeks’ time.
